The latest data from the New Brunswick REALTORS shows active residential listings reached 4,124 units at the end of July 2026. This marks a 5.3 percent increase from last year and the highest level for July in over five years.
Saint John and Regional Sales Breakdown
While inventory grows, overall sales activity experienced a slight dip. Buyers purchased 970 homes through the MLS System in July, an 8.7 percent decrease compared to July 2025.

Saint John saw a notable shift. Home sales in the Saint John region dropped 12.5 percent year over year. Fredericton recorded a 15.1 percent decline, and Greater Moncton saw a 5.1 percent decrease. Meanwhile, the Northern and Valley Regions posted a 1.1 percent increase in sales.
Prices Remain Strong Across New Brunswick
Despite fewer sales, home prices continue to rise. The overall MLS Home Price Index composite benchmark price hit $344,000 in July. This represents a 6.7 percent increase from the previous year.

Single family homes reached a benchmark price of $345,500. Townhouses saw the most significant jump, climbing 17.8 percent to $275,100. Apartment prices took a different path, falling 3.6 percent to $277,100.
What This Means for Buyers and Sellers
Justin Morehouse, Chair of the New Brunswick REALTORS, notes the market shows encouraging stability. He points out that buyers benefit from a broad selection of homes as overall inventory sits at its highest level since fall 2019.
Morehouse states, ‘Prices have remained remarkably resilient, supported by strength across most housing types and particularly strong gains in the townhouse segment. Looking ahead, efforts to support housing development are also gaining momentum, with more than $8.84 million in federal, provincial and municipal funding being invested in water, stormwater and wastewater infrastructure in Harvey, Sussex, St. Stephen and Grand Lake.’
These infrastructure projects expand municipal capacity and support new housing. Morehouse adds that well informed buyers and sellers are in a strong position to make their next moves.
The province currently has 4.3 months of inventory. This number is up from 3.7 months last year but remains below the long run average of 4.6 months.
